ADDITIONAL INFORMATION

  1. PETS: We personally love our pets! Some Landlord/HOA may have different thoughts. 

    The Landlord has the rights to approve of any and all pets in the rental property. If the rental is located in a HOA                (property manager will share  this info prior to application) the HOA has rules regarding pets of renters. Service animals are welcomed with documentation.  Pet fee will be applied depending on the property. Standard pet fees at Baytown is $300 per pet one time. Monthly pet rent may apply depending on property 

  2. SMOKING:

    All homeowners & management does not allow smoking of cigarettes or any kinds in or on the rental property.

  3. WATERBEDS:

    The Landlord does not allow the use of waterbeds on the premises.

I declare that the information I have provided is true and correct, and contains no misrepresentations. If misrepresentations are found after a residential lease agreement is entered into between the Landlord and Applicant, the Landlord shall have the option to terminate the residential lease agreement and seek all available remedies. All payments are final and non-refundable. In case of emergencies or cancellations requested by applicant within 24 hours of submitting applications, refunds can be approved. After 24 hours will be case by case. Processing fees will be charged depending on if a CC was used in case of refunds. We understand life happens and we want to you to be fully happy and comfortable. By signing you agree to THOS rental policy and rules.

The Applicant authorizes the Landlord to verify all references and facts, including but not limited to current and previous landlords, employers and personal references. The Applicant understands that incomplete or incorrect information provided in the application may cause a delay in processing or may result in the denial of the application. IF an application is subject to not move forward, THOS will destroy all documentation of application. Any mistakes found by any of the parties in the application after submission (ie misspelling etc) the applicant(s) will be required to resubmit. THOS  evaluate any and all applications and the property manager THOS will connect with the applicants that the owner has approved.
